We are currently seeking a qualified investor to support the development of Phase 1 and Phase 2 of the Sanctuary vision. These foundational phases focus first on validating the experience model through direct community engagement, and then translating those insights into a fully designed, community-centered master plan. Together, they establish the framework for a scalable, relationship-driven destination built around connection, wellness, and sustainability. This is an opportunity to be part of the earliest stage of shaping a new kind of relationship-centered community brand.

Phase 1: Experience Model Validation

Before designing the physical property, Sanctuary will first focus on validating and refining the experience itself. Because Sanctuary is built around community, connection, and long-term engagement, it is critical to understand what truly drives retention, participation, and emotional connection within the nudist community. This phase ensures that future development is shaped by real feedback and member preferences rather than assumptions.

  • Conduct focus groups consisting of all ages within the nudist community

  • Validate the relationship-centered community concept

  • Refine amenities, wellness programming, and social activities

  • Evaluate interest in residential living and membership models

  • Gather feedback on clubhouse, pool, and social space concepts

  • Identify the key drivers of long-term member retention and belonging

  • Use findings to guide future design, operations, and development decisions

Phase 2: Clubhouse & Amenity Blueprinting

With the experience model validated, Phase 2 focuses on translating the Sanctuary vision into a physical environment intentionally designed to foster connection, wellness, and community engagement. This phase centers on blueprinting the clubhouse, pool, wellness areas, and social spaces to support the activities, programming, and interactions identified during Phase 1. The goal is to create an environment where the physical design actively strengthens the overall member experience.

  • Blueprint clubhouse, pool, and wellness facilities

  • Design social spaces that encourage interaction and connection

  • Plan activity areas for sports, events, and community programming

  • Integrate sustainability features and energy-efficient systems

  • Refine food truck, outdoor dining, and gathering concepts

  • Align physical design with the validated experience model

  • Prepare conceptual layouts and development planning for future phases

Hi, I’m Brian Hill, and I’m excited to share the Sanctuary concept with you. Like many industry-changing companies, it begins with a simple idea—much like how Southwest Airlines famously started as a sketch on a napkin.

​The Core Insight.

​

Sanctuary was born from a clear observation after decades in the nudist community: people may come for nudity, but they stay for the relationships.

 

It reimagines the traditional nudist resort as a nude-friendly, relationship-focused community designed to reach a broader audience—people who may not identify with the “nudist” label or feel fully served by existing resorts—while prioritizing connection, belonging, and lasting friendships.

What Actually Defines the Community.​

​

When I first visited Paradise Lakes in college, I had no idea that more than 30 years later my closest friends would come from the nudist community.​ Those relationships extend far beyond nudist settings. We call and text every day, spend time together clothed, travel through the United States, Europe and Puerto Rico together and show up for one another in real life.  I share things about myself that I do not share with others.  They know me completely.

 

My experience isn’t unique. In my circle, you hear the same thing again and again: the strongest friendships we have are with other nudists. We are a family. In the end, it’s not nudity that defines the community—it’s the relationships.

 

 

Accelerating Integration.

There's a tipping point when the nudity becomes normal and relationships become the primary driver, but many never build deeper connections, and drift away. Sanctuary changes that by intentionally creating spaces and experiences that accelerate integration and build real relationships—not just shared nude time.

Sanctuary makes it easier for people to come—and more meaningful for them to stay.

This isn’t just a personal idea—it’s built on a career in hospitality, business strategy consulting, and customer experience.

Hospitality Strategy, Investment & Operations

  • Marketing manager for a European hotel brand; consultant for a Swiss ski resort and Australian backpacker chain

  • Founder & President of Inntelect Energy, advising hotel investors on energy and operational strategies that reduce costs, increase EBITDA, and unlock millions in asset value

Nudist Community Leadership & Support

  • AANR resort marketing and operations consultant for properties like Sunny Rest, Juniper Woods, and Pine Tree

  • Led an AANR-sponsored Youth Ambassadors program that became Florida Young Naturists, introducing thousands to the community

  • Donated to and supported the American Nudist Research Library’s digitization project, helping preserve nudist history and culture, and recognized with a dedicated shelf and plaque in the library

Sanctuary brings together professional experience and lived experience in the nudist community, with a focus on how environments create belonging.​
